Conveyancing Association Webinar – “SDLT Extension – Tips and efficiencies to positively impact your business!”

Thank you to everyone who attended our Conveyancing Association Webinar this morning where we covered the SDLT extension and discussed what tips and efficiencies can be introduced to positively impact your business during these very busy times.

Lloyd Davies shared with us his top tips on how to deal with increased work volumes and managing client expectations. The members then split into breakout rooms hosted by Beth Rudolf and Simon Farthing from Lexis Nexis, where attendees discussed their own experiences, observations and top tips of how they are coping with the SDLT Extension and managing their staff welfare.

Georgia Davies from the Conveyancing Foundation introduced the Be Kind We Care Initiative and Elizabeth Rimmer from Law Care shared with us some insightful information and advice on not only how to manage our staff members wellbeing, but also our own during these challenging times.

Home Buying & Selling Group Announce Launch of BASPI Dataset

The HBSG Upfront Information Group has today published v2 of the BASPI, the dataset to collate the necessary information for estate agent’s material facts disclosure, the property information (including all TA6 data but also potential additional enquiries such a cladding etc), valuers summary to avoid assumptions and mortgage broker’s review to select a lender with a lending policy which will accept the property.

We have also liaised with the regulators to create a document to explain to estate agents and conveyancers how the BASPI fits in with regulatory requirements.  We would encourage members to liaise with their technology providers to discuss how the BASPPI data could be captured in their system.

The next programme for the Upfront Information Group is to agree a “Contract Ready” standard that estate agents could use to highlight property advertised that has all the information ready and the seller’s conveyancer instructed and “contract ready +” which would indicate the searches have been obtained also.  Many thanks to the members who have input on this.  We will keep you posted but hope you will agree that this has real potential to ensuring that conveyancers are instructed at the earliest opportunity and sellers are encouraged to complete and obtain the information necessary for the sale.

HBSG announce launch of BASPI dataset

 Be Kind We Care

We wish to draw your attention to the latest initiative from the Conveyancing Foundation – Be Kind We Care – which we hope will be of interest and use to you.

The aim of Be Kind We Care is to promote good mental health and wellbeing within the property industry. Through partnerships with charities LawCare, Agents Together and the Mindstep Foundation, the initiative provides businesses and individuals with resources to promote a mentally healthy workplace. These resources include tops tips, articles, podcasts and webinars, which can be accessed via the Resource Hub on the website and a quarterly newsletter.

As we all know, our industry can be a high-pressure working environment especially under the current circumstances, and mental wellbeing and support is, therefore, a key issue for employers and staff. This initiative hopes to make a positive change by highlighting the excellent resources available. Be Kind We Care will be working closely with Today’s Conveyancer Call for Kindness campaign to promote this agenda within the industry.

The initiative also aims to raise money for charities providing mental health initiatives and support, with an ultimate goal of £30,000 in 2021.

Welsh LTT Holiday Extension

Following the budget update of the 3rd March 2021, Finance Minister Rebecca Evans confirmed that the Land Transaction Tax temporary reduction period will be extended by a further 3 months and it will end on 30 June 2021. Until then, there will be no tax payable on property sales below £250,000.

Budget Update: SDLT Holiday Extension

During the Budget delivery on 3rd March 2021, Chancellor Rishi Sunak extended the stamp duty holiday by three months and the revised deadline will now be the 30th of June 2021. From the 1st July 2021, the nil rate band will be set at £250,000 until the end of September 2021. On the 1st October 2021, the rates return to normal, starting at £125,000.

SDLT Deadline

The CA have been working with Key industry stakeholders to put pressure on the government to bring a tapered end to the SDLT holiday and we anticipate an update from the Chancellor in his Budget on Wednesday.  A copy letter to the Chancellor is below with our proposals.

A key objective of the CA over the last two years has been to create a collaborative Task Force consisting of the key conveyancing professional representative bodies to agree best conveyancing practice and to prepare the way for the digital future together.  A copy of the press release is below.
